The back office for your brokerage.
Your brokerage. In order. Avlira keeps commissions, agent dues, CDAs, 1099s and new-agent onboarding in one place. Every agent gets an app on their phone — and a read-only AI connection that answers their own questions, so you stop being the help desk.
Built first for Lombardo Realty in Tampa, and still run by them every day.

- Commission math to the cent, with the working shown
- Pay-day dues follow-up in one tap
- Each brokerage on its own branded instance
Three jobs that eat the office manager's week.
Pay day turns into a group chat
Someone has not paid dues. You text them. They say they will. Three days later you are scrolling to find the message again. Avlira's Today screen lists every agent who has not paid on pay day. One click sends a pre-written text or email with their pay link, and the list updates when they pay.
You cannot show your work on a commission
When an agent asks why a closing paid what it paid, "that's what the spreadsheet says" is not an answer. Avlira's commission engine handles flat-fee plans and split-with-cap plans, pro-rates the deal where the cap is crossed mid-transaction, and folds in referrals and team leads. Every figure lines up to the cent, on the record it came from.
You are the help desk
"What's my cap?" "Did my 1099 go out?" "What do I still owe?" These are four-minute questions, forty times a month. In Avlira, the agent opens their app — or asks their own ChatGPT or Claude — and gets the answer from their own records. No ticket, no text, no interruption.
Everything the back office does.
- Today screen Who has not paid, what is stuck, what needs you next. One page, every morning.
- One-tap dues follow-up Who hasn't paid, why, and a pre-written text or email with their pay link. No copy-paste.
- Commission engine Flat fee or split with a cap. Cap crossings pro-rated. Referrals and team leads included. To the cent.
- CDA PDFs The commission disbursement authorization, generated as a clean PDF off the transaction.
- 1099 center Payee records, totals and year-end 1099 prep in one place, without a January scramble.
- Agent app Added to the phone home screen. Sign-in by texted code. No passwords, no app store.
- Agent AI access Each agent connects their own ChatGPT or Claude, read-only, over MCP with OAuth.
- New-agent onboarding One invite link, four steps, W-9 upload, and an office checklist that runs itself.
- De-boarding The same checklist in reverse, so a departing agent leaves a clean record.
- Brand asset kit Signature, business card, open-house sheets and listing posts, in your brokerage's own brand.
- License monitor A weekly check of every Florida DBPR license on your roster, with anything unusual flagged.
- Your own instance Your brokerage name, your colours, your domain. Not a login on someone else's portal.
Your agents stop asking you. Their AI already knows.
Every agent can connect their own ChatGPT or Claude to Avlira. They open their assistant, sign in once through OAuth, approve the permissions, and ask a normal question: what did I net on the Maple Street closing, how far am I from my cap, did my 1099 go out, do I owe dues, what is left in my onboarding.
The assistant answers from that agent's own records in Avlira. Not from a screenshot they sent you. Not from a guess.
- Read-only, by design. The AI can read and explain. It cannot move money, post a commission, void an invoice or edit a W-9.
- Scoped to one agent. The connection sees that agent's statements, cap, dues, 1099 status and onboarding — nothing about other agents, office totals or other brokerages.
- Revocable in a click. The agent can disconnect the assistant at any time, and you can see and end active connections from their page.
You are running a brokerage, not a support queue. This is the feature that gives you the afternoons back.
What an agent's AI can and cannot see →
Switching is a sequence, not a leap.
Import what you have
Export from BrokerSumo and import the CSV: agents, plans, transactions, commission lines. We run that first import with you.
Rebuild your plans, then check them
Your flat-fee and split-with-cap rules go into Avlira and get compared against your recent closings. Anywhere the two disagree, we look at why before anything goes live.
Run both for a cycle
Import closed loops from dotloop, calculate commissions in Avlira, and compare against BrokerSumo on the same deals. BrokerSumo stays the reference while you decide.
Cut over, keep the export
When the numbers match, BrokerSumo becomes read-only history and Avlira becomes the record — with a QuickBooks export whenever you need to feed accounting.

Fair questions
Does Avlira store Social Security numbers? No. Onboarding collects a name, business name and entity type, and the agent uploads their signed W-9 as a PDF. We never ask for a typed SSN or TIN.
Can my agents use their own ChatGPT or Claude? Yes — read-only, through an OAuth sign-in, limited to that agent's own records.
Can I run it next to BrokerSumo first? Yes, and we recommend it. Run both for a closings cycle and compare before you cut over.
See it on your own numbers.
A demo is a screen share with the brokerage that runs this software, not a sales script. Bring a commission plan and one closed deal. We will build both in front of you.
